About the project

The Charnwood Company purchased this prime-located warehouse and administrative complex at the end of 2024.

A valid building permit has been issued for the complete reconstruction of the existing building into a flexible first class modern facility which can be utilized either for small business units (SBU’s), “last mile” logistics, or light production, with an expected completion date for the reconstruction being 1-2Q 2026.

Charnwood is now actively seeking quality companies interested in leasing space within the project.

The complex is located in a prime area of Prague - Malešice, with easy access to Průmyslová street, providing a direct connection to the South Ring Road, which links key highways such as D1, D4, D8, D10, and D11. Convenient access is ensured with a bus stop directly in front of the site, and the Depo Hostivar metro station ( Line A) is located only 5 minutes away by bus.

Project plan

With a total internal leasable area of approximately 7,000 sqm, the business plan is to customize and reconstruct the future floorplan areas either into multiple tenant units (approximately 800-1,000 sqm each), or into one large single-tenant space. All space will be tailored specifically per each tenant’s requirement.
